    Our services are free for buyers. We are paid at the end of your transaction at the closing table.

    e work with buyers of all budgets. We have closed properties at $2,000 and are contracted to close properties over $1.25M
  • Are your listing fees negotiable?
    As in real estate everything is negotiable.
  • Do you work with foreclosures and short sales?
    Yes we do. The process is intense and longer than traditional sales.
  • Will you know all of our financial information including our credit score?
    No indeed, only your mortgage professional knows that unless you decide to let us know. All we need to know is what amount you’d like to spend.
  • What credit score do I need to purchase a home?
    It depends on the type of loan you’re looking for. Feel free to reach out and we can guide you based on your circumstance. We have lenders who can help if your scores are below 600.
  • What is the normal profit your flippers receive?
    Most of our flippers receive at least $35,000- $50,000+ after fees when we find them the property to renovate.
  • Do you work with investors looking for buy and holds?
    Absolutely. We look for a 10-15% cap rate for our clients looking to retain tenants so that they make money. Cap Rate = Net Operating Income (NOI) / Property's Current Market Value or Acquisition Cost
  • What does Brittiny charge for design and project management?
    It varies but on average 7-10% of the cost of the renovation.
